Selective vs. Full Clearing
Full clearing takes everything to grade. It is what a building pad usually needs and rarely what the whole parcel needs.
Selective clearing retains specified trees — often because a municipal ordinance requires it, sometimes because mature canopy retained along a boundary is worth more to the finished site than another twenty feet of lawn. Retention only works if it is planned: trees left standing inside a construction envelope without root protection generally die within three to five years, after the approvals are signed and everyone has moved on.
New Jersey Constraints Worth Knowing Before You Quote a Site
- Municipal tree ordinances — removal above a threshold diameter commonly triggers permits and replacement obligations, and those obligations are per-tree
- Freshwater wetlands and transition areas — NJDEP regulates these and the buffers extend well beyond the visibly wet ground
- Stream corridors and riparian zones — clearing near watercourses carries its own restrictions
- Spotted lanternfly quarantine — moving woody material out of quarantined counties requires compliance; this is a real scheduling constraint, not a formality
- Soil disturbance thresholds — larger disturbances trigger soil erosion and sediment control plan certification
We walk the parcel and flag what applies before mobilising. Discovering a wetlands buffer after the machines are on site is expensive.
Methods
- Forestry mulching — vegetation processed in place into a mulch layer. No haul-off, minimal soil disturbance, good for corridors and light-to-moderate growth.
- Conventional clearing and haul-off — material felled, processed and removed. Necessary where the ground must be clean.
- Grubbing — root systems removed where the area is being built on rather than replanted.
Mulching is often cheaper and faster, but leaves organic material in place — which is a problem if the area is being paved. Matching method to end use is most of the value in the quote.
Sequencing With the Rest of the Build
Clearing usually wants to happen after erosion control is installed and before earthwork mobilises. Done in the wrong order it gets redone. We coordinate with the site contractor on access routes and staging so the cleared material is not sitting where the next trade needs to be.
